Structural passive fire protection surveys

Following the 2017 Grenfell Tower fire in the UK there have been significant changes to laws relating to fire protection in buildings.  In particular the Building Safety Act 2022 puts more emphasis on building owners and managers to understand and demonstrate that they have adequate fire protection for the type of building they own or manage.

It is often the case that information relating to passive fire protection measures taken during construction is not available, both in terms of materials that may have been used or the duration of fire protection supplied at that time. In some cases the installation of passive fire protection may not even have taken place or there is doubt as to whether installed coatings are fire protection coatings or simply decorative.

In some cases structures will be enclosed by boards or other ‘dry fit’ encasements, but again there may not be sufficient information available to the building owner or manager to determine if these give the required level of fire protection.

Our Surveys

PFP Specialists have been called into many situations to give expert opinion as to what level of fire protection is installed and whether it met the requirements at the time of construction, but most importantly does it meet today’s fire standards.

By sending our highly qualified and experienced consultants to a particular building or structure we can make determinations as to what products have been installed and what level of fire protection is afforded.  In some cases this requires analysis of materials removed to determine their suitability, condition and stability.  Where required we use qualified laboratories for these purposes.
